Does professional photography help sell homes? Yes. Yes it does.

  • Buyers spend 60% of their time looking at the photos.
  • Homes with professional photography receive 47% higher asking price per square foot.
  • Agents who outsource photography earn TWICE as much commission as agents who do not. Only 35% of agents use professional photographers. (not a typo)

All price points of homes should be professionally photographed. One of my top performing agents has me photograph even the sub 100k listings. And then other agents ask him how he closes so many sales? And he tells them, "Irving sells my homes with his pictures". And those same agents continue to shoot homes with their phone. It's mind boggling.

Professional photographers vary in skill and ability. What level of quality are you receiving?

 

83% of home buyers say photos are "very useful". What they are really saying is; clear, sharp, square (no leaning walls) photos that GIVE INFORMATION are very useful. And those yellow/orange interior photos?  Or, those over processed HDR smoke damaged gritty photos are exactly what's wrong with my industry.

Does Professional Photography help sell homes? You bet.

A light rain was falling as i rang the door bell for my last shoot of the day. I could see the homeowner through the storm door walking from the kitchen, drying her hands on a kitchen towel. As she approached the front door to greet me, the sky opened up. Her cheerful expression as she opened the door was welcome as I quickly entered and set my tripod down and two lightstands with attached strobes. I knew the storm would be rolling in quickly and I was prepared to start work immediately. I quickly explained the process to the homeowner as I have 100's of times. "I'll start upstairs and work my way down. Lights on, ceiling fans and TV's off please"

 It was at that moment the homeowner's cheerful smile appeared more like terror. And she asked me "who are you!?!". Yep......I was at the wrong house. Tell me your most awkward moment?
